Why is a certificate from the condominium association mandatory?

Since Bill 16 came into effect, the seller of a condominium unit must provide the buyer with an official certificate prepared by the association, in accordance with section 1068.1 of the Civil Code of Québec.

This document allows you to:

  • Inform the buyer about the financial and technical health of the condominium

  • Demonstrate the transparency of the syndicate

  • Reduce the risk of litigation during the real estate transaction

  • Facilitate and accelerate the sale of a condo

According to section 1068.2 of the Civil Code of Québec, the buyer may request this information in order to make an informed decision.
